Hello, hello! Hope everyone is enjoying these nice long days! It's wonderful to have the sun setting at 8:30 pm. Longer days go hand in hand with busy times as a Realtor! Currently, we have 46 active residential listings, not including the 8 investment properties. Consistent with the last Re/Fresh, the listings are about 49:51 under/over the one-million-dollar mark. In the past two weeks, we have added 26 new listings - - with 11 having been moved to the pending column already!

Of the homes that have gone pending in the past two weeks, ten out of 23 properties received only ONE offer! Waxwing received the most offers (4), while the remainder received fewer.

Twenty-two properties have closed in the past two weeks: 7 were cash transactions, 2 were 1031 exchanges, and the remainder were financed. Fifteen of the closings had multiple offers. with some going as high as 13% over the list price. Two went 12% over. One went as high as 13% over and two went twelve percent over the list price. These three properties were beautiful and move in ready. No surprise, these are the properties that normally bring the most competitive situations.

We have a couple of listings that we'd like to bring to your attention:
  • 506 D Street: This is an adorable historic bungalow with a detached ADU in Central Davis. We have been working to get some repairs done, but it is ready for a new owner!
  • 2463 Torino Street: This is a beautiful, move-in ready condo in the Southport area of West Sacramento. It's a perfect property for someone who might be priced out of Davis or works in Sacramento.
  • 1004 Green Zebra: A beautiful Beech home in the Cannery. This one has 3 upstairs bedrooms and a den downstairs. Absolutely beautiful.

Davis Bike Scavenger Hunt I Saturday June 1st 10:30 am - 2:00 PM I Davis Commons 500 1st St

The city of Davis and the UC Davis Department of Design invite everyone to attend the Fifth Annual Bicycle Scavenger Hunt. This event is open to the public and free to attend. Scooters and bicycles are welcome.

This year’s theme is “The Great Botanic Panic” where participants will solve clues that will lead you on a fun-filled bike ride to learn about Davis, its blooming plant life and the connections to the Mesozoic Era.

The annual Community Fair includes on average 100 local exhibitors from craft vendors to informational/resource booths. Don’t forget we also feature some of the best food in the Davis area. That also includes the most electrifying Pride Music Festival featuring some of the best performers from around the nation, and last but never least many of your closest friends that you have not met yet!
