– MARKET UPDATE –

Hello, hello! In spite of the fact that we've had 23 new listings come on the market in the past two weeks, 15 have already gone pending leaving only 8 newish listings. There are a total of 48 active listings on the market at this time. If you find different numbers on Zillow or Redfin, it is because they consolidate their categories differently. The numbers below are direct from MLS and unconsolidated categories. As we can see from the graphic below the listings are split evenly with half below and half above the one-million-dollar price point. I'm not including a separate graphic, but I looked at sales over the last six months and found that two thirds of sales are under $1m and one third are over $1m (1:3).

Dovetailing on the observation above, 16 of the pending properties were listed under 1m and 9 were listed above which is nearly 1:3. Per the graphic below, 25 properties have gone into "pending" status within the past two weeks and 13 were on the market for less than a week. All totaled, there are 41 properties pending currently. Six properties received four or more offers (what we would call very competitive). They were ALL single story!

Nineteen properties have closed in the past two weeks. Of those five received one offer and seven received two offers. The most competitive was 3023 Anza receiving 9 offers (single story)! Seven out of nineteen closings were cash. Financed buyers closed eight escrows in multiple offer situations - what we don't know is if any of the offers were cash. This is just to say, if you are a financed buyer: DON'T LOSE HOPE! :)

We will be holding two new listings open this weekend at 1313 Estaban and 1062 Golden Sunray Terrace Saturday and Sunday from 12 to 2pm.
