Hello, hello! There are currently 52 active listings on the market which is the peak for 2024 so far. As depicted in the graphic, there is only one home priced under $600k, two between $600k and $700k, one between $700k and $800k, and one between $800k and $900k. Additionally, there is only one listing between $900k and $1,000,000. Overall, there are only ten homes available for purchase under $1,000,000 at the moment.

In terms of pending transactions, there are currently 16 pending, with most going pending very quickly. Ten received multiple offers, typically just two or three offers in most cases. However, the listing on 3023 Anza received nine offers!
Thirteen properties went pending in the past two weeks with only five receiving multiple offers.
Below is a graphic showing the closed listing statistics. Not surprisingly, the average sale was for a four-bedroom, two-bath home, closing at around $1,113,038, which equates to $503 per square foot. I find that the price per square foot is not a very meaningful measure because it doesn't take into account factors such as lot size or location. While it can be helpful, similar to Zillow's "Zestimate," it does not consider the various variables that influence pricing.
