Hello, hello! For those of you who read the newsletter each week, you may have noticed that the graphics are getting bigger and bigger. We will probably be transitioning to a weekly newsletter for the remainder of the season soon.

Regarding Davis real estate, inventory is on the rise, as expected. Currently, there are 40 active listings on the market. Over the past two weeks, we have added 36 new listings, with 9 already pending. This does not include properties that went on market and closed within 14 days. The majority of the current inventory is new, as indicated by the green "N"s noted on the graphic below. Almost a third of the new listings are priced over a million dollars, with just one priced under $500k.

If you have a chance, swing by the open houses at our new listing located at 1026 San Gallo Terrace and 1804 Pole Line Road this Saturday 12-3 and Sunday 12-2 and !

As for pending listings, 22 properties opened escrow in the past two weeks. Among these, 13 received multiple offers. While there weren't any intense bidding wars, our new listing on Mockingbird received five offers, and our listing on D Street also went pending. Our sellers are thrilled!

Occasionally, you may notice a property pending within 1, 2, or 3 days. At LPA, our practice is to give the property at least a week of on-market exposure to maximize offers and afford buyers an opportunity to view the property.

During the same time period, there were 16 closings, seven of which were cash. Seven properties received multiple offers. The most interesting aspect of the closed listings is that ten sold at or below the list price. It seems the next Re/Fresh will likely indicate a very different scenario.

Finally, there's a lot of chatter about the recent NAR settlement that will impact everyone transacting in real estate. The team has been considering the possibility of hosting an open Zoom meeting for an interactive conversation. If that sounds interesting to you, please let us know.
