Hello, hello! Don't uncover your lawn furniture just yet...looks like we may be getting rain this weekend. Currently, we have 35 active listings on the market in Davis. Of the 29 new listings in the past two weeks, sixteen homes are still available, and thirteen have gone pending.

Of the 13 homes that went pending, 11 received multiple offers. Hortaleza received a dozen offers (!), and Valdora received eight. Valdora is a luxury home backing to Walnut Park with a beautiful pool/yard and very nice finishes. Hortaleza was a modest 1,700 sq. ft. single story but very nicely finished. This is consistent with what we find in Davis - move-in ready homes have the highest demand. The exception is properties that appeal to investors/flippers which are priced significantly lower than average for Davis (e.g., Mulberry).

In the past two weeks, fifteen properties closed escrow: 4 cash, 9 conventional financing, 1 VA, and 1 seller financed. Of those, nine received multiple offers (down from the previous newsletter). The highest offer was almost nine percent over the list price. Side note, in our conversations with colleagues, we are seeing some VERY competitive buyer offers. So, if you are a buyer and have not had a conversation with us, it might be a good idea to schedule a buyer consult. We will go through the process and talk about ways to improve/strengthen your offer. It is best to think about this BEFORE you find your dream house and might not be functioning in your most objective mindset. :)

Finally, some of you may have heard about the class-action lawsuit that has been generating a lot of interest, questions, and anxiety. Among the experts, the impact may not have much influence on buyers and sellers financially. The biggest change will be related to buyer representation. According to the National Association of Realtors, buyers will be REQUIRED to have a signed buyer-broker agreement before touring a home with an agent. This will likely cause buyers to interview their agents more closely and be more discerning about whom they work. That should be a benefit to everyone.

Spring is one of the best times to get outside for a run or a walk – the trees are blooming, the grass is green, the temperatures are not too hot and not too cold. The Lucky Run takes place at the beginning of spring each year and offers a chance to get outside and get moving.

The 2024 Lucky Run will include four events: a 5K, 7K (7 for good luck!), 10K, our newly added 2.1K, and a Kids Fun Run. Events will start and finish at Davis High School’s gym parking lot located off Oak Ave. Parking is available at the high school, adjacent library, and surrounding side streets.
