Hello, hello! It's a little over two weeks until Daylight Saving Time! I'm not sure if anyone else out there gets as excited about it as we do, but YAY! Fun fact: there was an oddly even distribution of active, pending, and sold properties in Davis over the past two weeks: 12 active, 14 pending, and 12 closed. We would love to see that trend continue!
Currently, there are 31 active listings in Davis. For context, before COVID, it was normal to have about 65 active listings this time of year. Of the 12 new listings, the distribution is skewing pricier, with 41 percent over one million dollars.

There are currently 29 pending homes, - 14 in the past two weeks. Of those all were newer listings! The other half of the pending properties were also on the market for a very short period of time before going pending - it looks like these are probably in 30-day escrows. There were several bidding wars on properties that were priced really low at the outset: Madrone (8 offers), Mulberry (30 offers!), and Colusa (5 offers). All the pendings received multiple offers except four, so it looks like it will be a competitive year for buyers. Overall, we are at about 50 percent of pending properties receiving multiple offers.

Of the 12 properties that closed escrow in the past two weeks, only five received multiple offers. Two of those were pretty competitive, with Petra receiving 10 offers and closing 16% over list (financed), and Glacier receiving 7offers and closing 8% over list (financed). Of all the closings, three were cash. Two of the closings were double-ended (where the listing agent also represented the buyer), not to be confused with dual agency. Our teams opinion is that double ending is not in the clients best interest.

Davis Stampede I Sunday, February 25th I Playfields Park, 2500 Research Park Dr, Davis, CA 95618

The Davis Stampede was established in 1983 and is a longstanding February tradition in the Northern California running community. The event takes place at Playfields Park in South Davis and offers Half Marathon, 10K, 5K, and 2K divisions. The courses travel along Davis’ tree-lined greenbelts, through neighborhoods, and on city streets. The Half Marathon winds through the Wildhorse Nature Preserve and offers views of the nearby golf course. It also travels through seven bike tunnels and alongside Putah Creek.
